Each of us has a unique and significant set of traits, abilities, passions, and skills that we offer to the world. This is our voice. When we are expressing our voice we feel significant, valuable, and joyful. We seek and find a sense of meaning in our work and in our lives when we are operating at this level. When we are expressing our voice we are in alignment with consolidating private student loans we are. I have met many people in organizations who are doing this. They love their jobs; they are passionate about what they do; they love making a contribution; they are constantly learning and growing; and they feel fulfilled doing their work. When you have an organization where everyone has found their voice, you have one great choir--harmonious and magnificent. You have people supporting one another to express greatness.

Recently I read The Eighth Habit, by Stephen Covey. The eighth habit is: "Find your voice and inspire others to find theirs." This book is a must read for all of you who see yourselves as leaders. Dr. Covey presents some disturbing statistics that demonstrate that most of us are not in the choir. He presents the following data collected in a survey of 23 thousand U.S. people employed in organizations.

The problem is that controlling people doesn't really teach them. Controlling others doesn't bring forth their best selves. It doesn't help them find their voice. As a result people are not internally motivated.

As I listen to people in various organizations, and as I read the literature from various fields, this is what I find:
People don't feel respected.
People don't feel valued.
People don't feel listened to.
Many people feel directionless and powerless.
Many people are focused on external factors such as punishments, rewards, grades, approval, disapproval, criticism, profits, and social recognition rather than internal factors such as personal responsibility, compassion for others, the desire to contribute and serve, and finding/expressing one's voice.

The thought occurs, "Somebody should do something." But who is somebody? Who will Arkansas Lemon Laws us? I suggest that it is you. Yes, you the reader of this article, are the leader we have been waiting for. Yes, CEO's, presidents, Executive Directors, and managers need to change, but we are all responsible. We are all responsible for looking within ourselves and finding meaning, finding our voice. It's time to eliminate the excuses, to stop blaming management; to stop blaming your parents; to stop blaming the government and ask the big question: "What can I do?" Whatever the situation is, we need to accept that it is what it is, and now we need to figure out what we can do about it. Blaming managers, blaming employees, and blaming circumstances are a waste of valuable energy and serve as excuses for not taking responsibility.

You can find your voice. You can help others to find theirs. Notice how you feel at work. The thoughts you think and the emotions you have are what you are giving to employees, managers, customers, and anyone else you meet. Is what you are thinking and feeling helpful to them? If not, are you willing to imagine and become a more positive you?
Dig deep and find your passion. Don't let anyone talk you out of it.
Be honest, and compassionate with everyone, especially your boss.
Ask your manager, or whoever is above you, how you can help make the organization stronger--how you can help him/her create a more successful organization.
Eliminate "I can't because..." from your vocabulary and focus your energy on creative ways to get it done anyway. This means working smarter--not harder.
Ask your employees and coworkers how you can support them -- and listen to them when they reply.
Treat each person you meet, whether they are an adult or a child, as a highly respected being. Do your best to understand their needs and concerns.
Focus your day on helping, on listening, and on being present in the moment.
Make sure that each word you speak, each action you take, contribute to the success of the people you are with and to the overall success of the organization. That means stop the gossip and stop listening to the gossip. Move beyond complaining to creative action. With your speech and your actions you are either building or destroying. Which do you prefer?
Stop whining! It is unbecoming of you.
Help others find their voice. It is the most rewarding thing you will ever do.
Excuses, blaming, and "reasons" are all ways in which you give away your power. Claim your power by being a possibility thinker. Look at any situation and ask: "What possibilities can I find or create?"
Refuse to be a victim. Envision what can be and start taking action toward that vision.
No one you know needs fixing. They just need to learn who they are and find the confidence to be who they are. Help them be successful.

In conclusion, Jim Collins in his book, Good to Great, tells us about the most successful companies and why they are great. His comprehensive research shows that each and every company (there were eleven who had achieved greatness) all had what he calls Level Five leaders. Four of the traits exhibited by Level Five Leaders were:
1. They were humble and did not seek personal glory.
2. They were focused and driven to succeed, not for themselves, but for their company.
3. They refused to accept mediocrity, and took creative action.

I can unflinchingly confess to a simpler time when we'd drive our olive green leaded gas "boat-mobile" with artificial snakeskin trim to the beach listening to the fresh sounds of Stevie Wonder, Billy Joel, Madonna, Michael Jackson and other 80’s greats. Soon enough MTV had new replacements on the top forty and we moved on.

I was driving my new non-snakeskin foreign import SUV along the other day when some familiar sounds came through the car speakers. There was my old pal, Stevie, singing about love lost with a … what’s that? Techno beat!?!

It seems a new fad is to take old 80’s tracks and spruce them up with heavy techno beats and booming bass. My goodness, anyone from ABBA to Elvis have been recycled by techno geeks! Elvis didn’t die, they just stuck him in the blue bin!

Then there are comebacks I never would have expected in a million years. Purple-haired, gum-smacking 80's icon Cindy Lauper has recently been recycled with a new album of sultry jazz covers. On the idea of recycling music, the now-50-year-old artist said, "a song is like a dress... you try it on, you can’t wear that dress sometimes because we’re not all built the same so you must take it in here, let it out there." In 2006, the legislature of the state of Hawaii passed a law officially defining the introduced coqui tree frog as a "pest" species. The frog, loved in its native Puerto Rico, has a distinctive nocturnal chirp that disturbs some Hawaii residents. While other residents and property owners appreciate the coqui and its sound, those who wish to silence the frogs have agitated for a "Frog War", and have pushed through legislation to allow the Hawaii Department of Agriculture to force its way onto private property to spray poisons to kill coquis without owner consent. The official "pest" designation gives the government that right, trumping private property rights. And Hawaii is not the only place that is happening. The attack on non-native species is challenging property rights worldwide, and poses a grave threat to life and liberty.

Due to human intercourse around the planet, species of animals and plants are being introduced, intentionally and unintentionally, into environments where they are not currently found. Some of these introductions can lead to environmental changes and a shift in the natural equilibrium. Governments around the globe are developing methods for controlling that spread of species, including programs for excluding imports, preventing exports, and eradicating unwanted "aliens" that "don't belong".

That the introduction of species can alter the environment into which they immigrate is undeniable and can be scientifically and objectively assessed. Whether or not such changes are desirable or beneficial, however, is a subjective matter, based on value judgments and politics, and not on science.

There are many instances where the introduction of a species is clearly against the best interests of human health. For example, nobody who values human life would encourage the introduction of disease carrying mosquitoes to areas where they are not currently found. The issue, however, is not that the mosquitoes are "alien" to the new environment, but that they are dangerous, regardless of their "nativity". In fact, eradication campaigns against these mosquitoes would be conducted even if they were a "native" species. The same would apply to other clearly noxious pests that pose a threat to human health.

Preventing the spread of noxious pests is something responsible governments and agencies have been doing for decades. It is relatively uncontroversial.

However, there are instances where the introduction of a species is decried, not as a threat to human health, but as a threat to the environment. Newly introduced species can alter the dymanics of the food chain, and compete with local species for space. As development and pollution destroy environments on a daily basis, the further stress to local species caused by introductions seems a threat to local "biosecurity".

However, is that really an issue of biosecurity, or of human insecurity?

If a species is better fitted to survive in an environment, then its success is a natural outcome. The environment has no value system to judge what species are good or bad. If a species survives and favorably competes with its neighbors (new or old) for space and food, then nature deems it the winner in the struggle for life. that means that new species introductions do not harm the environment. They may change it. But the concept of "harm" derives from human-centered notions of good and bad, of desirable and undesirable. A culture that believes that humans are stewards of the environment believes that it is our responsibility to define the nature of that environment. Introduced species take away our sense of control.

Introductions can also effect human economy. Clearly, a species that is a pest to agriculture can hurt business. There are billions of dollars spent every year controlling these pests. And the changes in habitat that can result from some introductions can lead to esthetic issues, as "weed" species replace desirable ones.

But here, again, we see human values defining the problem with introductions. Agriculture and esthetics are human concerns. In fact, all the concerns over introduced species are anthropocentric, making them the subject for sociology and anthropology, not biology.

Nevertheless, the field of "invasion biology" has emerged over the past few decades to fight alleged threats to the biosecurity of an area. Biosecurity is the new term for invasive species control. In 2004, New Zealand pioneered a new Biosecurity New Zealand agency. According to is website, www. biosecurity.govt.nz, "Biosecurity New Zealand is passionate in its desire to keep that country free of unwanted organisms, to prevent or reduce any damage these may cause should they occur, and to protect and preserve our land, our water, our industry and our persons."

Is that a rational, scientific agenda, or a political one?

The zealous and "passionate"agency wants to keep the country "free of unwanted organisms". Who will define what is "unwanted". According to their mission, "unwanted" includes species that can threated the health, environment, or the economy. But it also includes, " Those things which quintessentially define us as a nation -these things make our country and our spirit unique and special in the world."

Here the nationalistic agenda of biosecurity is made clear. You might think biosecurity would deal with issues like the spread of anthrax. For New Zealand, it is concerned with the preservation of national identity, which is somehow connected to the environment. To these New Zealanders, they are the environment. Aliens from outside threaten their identity and spirit.

that same identification with the environment was part of Nazi environmental sentiment during the Third Reich. In fact, the Nazis planned for the creation of hunting preserves in conquered eastern forests, which they wanted to stock with European bison, bear, wolves, and as much of the ancient mega-fauna as possible. They wanted to eliminate all "alien" species from Europe.

Intolerance for aliens knows no species boundaries. If the Nazis were able to extend their hatred for aliens to include humans (i.e., Jews, homosexuals, blacks, etc.), could the New Zealanders and those who are planning on following their lead do the same? Can biosecurity lead to a loss of political security?

Consider the following example.

Imagine that you owned a large tract of land. You have landscaped the land just the way you like it, and spend much effort keeping it that way. Your place is fenced all around to keep out unwanted creatures, and keep in desirable ones. Next to you is another large tract of land, owned by your neighbor, who has the same concern for his place, although a different sense of esthetics. He has different plants and animals, ones which you do not want.

It would be reasonable for you to have concern for the "biosecurity" of your place. If weeds started to sprout, you would be wise to vigilantly control them and eradicate them if possible. You would be careful about any plants you brought onto your place, inspecting it for insect pests or other problems, lest you introduce trouble to your small world.

Imagine, now, that you are sharing that tract of land with other persons. When the land was yours alone to define, there were no political issues involved. It was your personal tastes and judgements that directed your management of your environment. However, living with others adds a political dimension to your management plans. What happens if anyone living with you has different values and esthetics that you do? What if the others want some of the animals and plants that your neighbor on the other side of the fence has on his place? Should these species be introduced? What is the others want to eliminate some of the plants or animals that are already on your place?

Suddenly, environmental policy becomes politicized. It is no longer just your place. Should things be handled democratically, with everyone voting on which species should stay and which should go? Unless the community is fully informed about the environmental outcome of their decisions, which even trained scientists can not predict with certainty, any decision could lead to environmental chaos and an undesirable outcome.

Should there be a dictatorship, with the decision left to a small group of individuals? That's what is happening in New Zealand. A small group of "biosecurity" "experts" are defining what is "unwanted". They are defining the "quintessential" things that make New Zealand's persons and "spirit" what it is. What if you are part of that environment and do not agree with that definition? Perhaps you are an immigrant yourself. Would the keepers of that sacred spirit turn on you, too, as an enemy of the country?

Returning to our example, let's say a group of persons on your tract of land did rise to power and decide what species of plants and animals are acceptable and wanted, and which are to be destroyed. And let's say that the persons who disagree with that and who try bringing in verbotten species are forced into compliance by laws and threats of imprisonment. Would that guarantee the "integrity" of the homeland? Not necessarily.

Suppose that the neighbor has a plant whose seeds are spreading to your environment. You can repeatedly engage in seed reconnaissance and destroy seedlings as they appear. Or you could get at the source of the seeds, which is your neighbor's trees. Stopping a problem at its source is much more effective in the long run than treating a problem endlessly. So the environmental dictators in your community decide to approach your neighbor and demand that they eliminate their offensive trees.

Of course, the neighbor may not be willing to eliminate his trees. And politics, again, will determine how that will play out. flat rate data recovery your community force the neighbor to comply? Since your community has created a sort of national identity that correlates with the species in its environment, it would seem essential to fight to preserve that identity and environment. Biosecurity becomes personal security.

To maintain the identity of your community you must make sure, as well, that there is no dissention from within. Those persons who import "alien" thoughts and values become as much a threat as those who bring in "alien" species. If a community deems it necessary to fight for its identity and "spirit" by opposing influences from without, then it will also oppose such decadent influences from within.

New Zealand's Biosecurity program wants to keep out and destroy "unwanted organisms" that can threaten the "quintessential" nature of New Zealand. There is no explicit exclusion for humans, who are also organisms. After all, persons bring in these other species. Some human immigrants can pose as great a threat to the "spirit" and "quintessential" nature of New Zealand as any other immigrant species. Indeed, humans are the most "invasive" species of them all, since humans activities are a constant threat to human health, the environment, and the economy.

It is only a matter of time until biocide becomes genocide. The environment is the State. And the State is everyone. The enemy of the State must be destroyed. The Nazis showed how that works. New Zealand, and nations wanting to emulate their policies, such as South Africa, Australia, and the United States, are goose-stepping their way down the same Erectile Dysfunction passage.

In the absence of an agreement, the estate lists a value on the estate tax return, if one is required. The IRS often comes back with their valuation opinion: a much higher amount. What ensues is a back and forth argument, involving attorney's fees and stress. Some of these cases have dragged on for as much as ten years.

Converts an Illiquid Asset to Cash

A properly funded purchase-sell agreement instantly converts bricks, mortar and steel into cash. that provides funds for the heirs to pay obligations and taxes. Cash can be invested to generate an income; cash is easily divided among heirs.

Funded With Life Insurance

Assuming that a purchase-sell agreement has been drafted, the next question becomes, "Where will the funds come from for the obligation now mandated by the purchase-sell agreement?" There are three typical choices.

I came from home,” growled the soloist. “Our house burnt to the ground. I’ll play something from there, if you want to get schnitty.”

Ashley won't make the audience feel warm and fuzzy inside with stock compliments like, “that town’s the best town I’ve ever played in.” In fact, that east-coaster poked fun at our local British Columbian politics and called attention to the fact that “such a lively crowd” hardly budged from their seats during his high-energy concert opening. I wholeheartedly agreed with him on that point since his fiddling was certainly deserving of some audience participation and not dancing was an insult to the fiddler.

And what a fiddler he is. Ashley has mastered his instrument with marvelous innovation.

Before the concert I expected his backward violin hold and unconventional technique would have gotten in the way of my appreciation of him as a violinist, but I couldn’t have been more wrong. His musicality, phrasing, and sense of style were phenomenal. He was up and down the neck of his instrument with such fluency as to lead a non-player to think it was incredibly simple.

There’s one word to describe Ashley MacIsaac’s playing: INTENSE. From lilting jigs to hard rock with fiddle solos, his intensity was electrifying. Living in Mexico - Gringolandia Denial

In Guanajuato, that luxury is not however open to the Gringo. Since they cannot speak Spanish, for the most part, they are forced to deal with one another. that is a perfect recipe for mental instability.

I had an email correspondence with one of Guanajuato's mentally unstable Gringolandians recently. I had stupidly believed that I should seek reconciliation with that woman over an incident that happened months ago. I tried letting time heal before approaching her, only to be told that I lacked the ability to perceive anything, think anything, be anything, and the list droned on. Why had I bothered? I am asking myself that very question that morning.

The brouhaha in the Guanajuato Gringolandians that is coursing its way through that little isolated and exclusive group is the fact that I have been sharply critical of the need to have in existence something called Gringolandia. My contention is that if the Gringos would untwist the panties they have all twisted in a knot over learning Spanish, they would not need to form enclaves because they would live in Mexican neighborhoods, shop in Mexican stores, and live in the Mexican culture. Why would you need to form a Gringolandia if you learned the language, the portal to the culture?

Another thing that has riled them is that I have also criticized aspects of the Mexican culture (I try being an equal opportunity critic) that I had to deal with at the time I wrote about particular issues and had however to arrive at some sort of personal coping skills. I was offering a running commentary, of sorts, of what I was going through in the culture. One particular thing was the issue of how Mexican woman will plainly and determinedly push you out of the way at a counter and demand that they be waited on before you.

At first, we wondered if that was because they were secretly thinking, "You piece of Gringo slime, get the infierno out of my way."

So, we began asking the local shopkeepers what that was all about.

One lady, who was not from Guanajuato but from a different region of Mexico, told us that the fine ladies of Guanajuato were a bunch of Malcriadas. that means basically ill-raised. (I might add that other Latinos mustld us that the Mexican women here are generally rude and deeply disturbed. Whether that is true or not, I do not know.)

Well, you would have thought I had reported something like, "all Mexican women have sex with burros, all the Mexican men are the offspring of the coupling, and Americans love to watch it all happen!"

Really, you would have thought I had reported the vilest pornographic thing.

Their reaction was that strong.

Their current consensus is that I have lied about everything I've reported. They contend that no one else has told me such things and that I should go to prison for breaking the libel laws of Mexico.

Now, hold on a minute and be sure you get that. Here is a group of persons who COULD NOT ask a Mexican employee any question, much less one relating to culture, telling me I made that up. I lied. I am a liar. I should must live in a Mexican prison for the next few years.

These persons are such a collective group of nutters that they've had meetings, mostly by email but some in the flesh, to plot my demise. What I have written above is just part of the package to present, I suppose, to the local Mexican prosecutor.

To be fair to these poor deranged souls, I must tell you that there are other articles I've written to which they object and for which they would love to see my head on a stick.

But, back to the store counter thing. I am not sure whether they think I am making up the answer we received from one of the store's employees that these pushy women are "Malcriadas" or that they will shove you out of the way, or both. Probably both, if I read my nutty Gringolandians correctly.

The Blogger of "Adventures Of A Third World Shopkeeper" reported that:

"My favorite baker here in downtown Tampico was very busy, as usual, and there seemed to be a shortage of staff to wrap one's bread and pastry selections. Also, there seemed to be an issue with their cash register and an older lady (who had the mien of the owner of the business) was taking money and making change from a small pile of coins. Waiting in line, a young woman pushed to the front, rapping her metal bread tongs on the counter, loudly demanding to be served - and she was. However, I was before her in the line to pay however that didn't stop her from shouldering me aside with a withering look. Being of very British reserve, however, I kept my counsel. however another person, an older woman, pushed in front of me to pay and I politely said to her, "Excuse me, Seora, there is a line just here." The point of today's rant is that there are other observant Gringos who have experienced what I have reported and what my wife and I have experienced.

And even then, if he was born on a day when the Moon changed from one sign to another, you may still have to guess. (There are ten of those days every month. Your odds of hitting one are pretty good!)

And in order to know a person's Ascendant Sign (also called his "Rising Sign"), you absolutely must have a birth time. The Ascendant Sign changes every 2 hours. Trying to guess that without something concrete to go on is obviously pretty dicey.

Even with a birth time straight off a birth certificate, you still have to have either a good Astrology plan on your machine (Thank God for people who write software!!) ... or you need an ephemeris, a Table of Houses, a book of latitudes and longitudes, and the knowledge of how to cast a horoscope by hand. (In the bad old days before machines ... I remember them well ... this process could take the better part of half an hour for one chart.)

There are people who understandably resist (and resent!!) being categorized and "labeled" by preconceptions about their Sun Sign. They feel -- and rightly so -- that they are far more individual than one in twelve. But add their Moon Sign and its qualities to the mix -- which, as I said, gives information that is just as significant, valid, and powerful as their Sun Sign traits -- and now each person is 1 in 144. Better maybe, but still not enough you say?

Add their Ascendant Sign to the equation, and each person is 1 in 1728. And there are still 8 more planet placements to consider. Add Mercury -- the symbol of the conscious mind and intellectual perspective -- and the figure becomes 1 in 5184. Add Venus -- the symbol of their social skills, financial talents, and relationship interests -- and each person is 1 in 25,920. Starts to get a little more interesting at that point, doesn't it. And the atmosphere in which each personality exists more rare.

Some astrologers feel Moon Sign information is the missing element in basic Sun Sign Astrology, the Purpose why many folks justifiably feel Astrology itself doesn't work -- when, in fact, it works beautifully for anyone who knows the craft. The car I have selected is a 2008 Mazda CX-9 All Wheel Drive Sport Edition. This car recently won the 2008 Motor Trend SUV of the year and it's a beautiful car. From the description in the newspaper ad it is nicely equipped and the lease price is $229 per month for 24 months! WOW, according to this ad I could be driving home this afternoon in one of the best cars available ANYWHERE and only have to pay $229 per month. Heck, at first look I can drive this CX-9 for 2 years and it will cost me less than $5,500 ($229 X 24 months)!! For a deal like this I should run, not walk to that dealership.

Let's take a minute to see if this $229 lease price is... accurate. Now I've ripped the ad out of the paper and I am sitting in front of my machine. Looking at the ad the lease price is a big, bold number that I can see from across the room. But, there should be other numbers in the ad that are printed in near microscopic type that we need to help us check what it will really cost me to lease this car. These numbers are usually located in one of two places, the smaller type directly under or on the side of the picture of the car; these numbers are included with the vehicle's description. Information like the number of cylinders and doors the car has, does it have air conditioning (A/C) etc are called the car's description and in this area you may find some important figures. The second place you need to look for key figures is in the disclaimer. The disclaimer is usually at the very bottom of the advertisement. To find it hold the ad away from you at arm's length and look for two or more lines of very small type running the entire width of the ad (if the disclaimer is not at the very bottom, it is usually contained in the bottom 1/3 of the ad). From the vehicle's description and the ad's disclaimer you should be able to find the following:

Vehicle's sale price - very seldom do they list this in ads, but they will list the MSRP and we can use this number.

Cash down and/or trade-in amount - these numbers are often referred to as money down, trade or down payment. If the only figure they give you is the total due at signing or amount due at inception, this figure includes any down payment or trade-in amount plus any bank fee or security deposit.

Bank fee & security deposit - you'll want to gather these figures if they are not rolled into the total due at signing.

Residual or purchase option - this is the calculated worth at lease end.Lease term - this is the number of months your lease will cover, in the CX-9 ad it's a 24 month lease.

Miles per year - this is the number of miles per year your lease allows before you must pay an overage penalty. Sometimes this number is broken out by year, in my ad it's 10,500 miles per year. Other times dealers list it as the total mileage allowed, if they did that in my ad it would read 21,000 miles (10,500 miles x 2 - remember, it's a 24 month lease).

OK, now that you've identified all the numbers we need we can figure out what my REAL monthly payment would be for this CX-9. To get the real lease price I an going to use Edmunds.com, they have a great lease calculator. Go to Edmunds and select 'New Car', then click on 'latest incentives' and put in the car you are interested in (I am shopping a 2008 Mazda CX-9 AWD Sport) if there are any incentives record that number. Now click the back button on your browser and go to the 'Financing' page then select 'Basic Lease'. When you are on the basic lease page you will need to re-enter the type of car you are interested in leasing.

Once you select a vehicle they will automatically calculate a price for you. But, to get an accurate calculation you need to enter the proper numbers we found in the dealer's newspaper ad. So you need to make the appropriate adjustments based on the information found in the newspaper ad to get the most accurate calculation:

Vehicle Sales Price - if it is not listed in the ad put the MSRP in here

Sales tax - when I inputted by zip code (Edmunds asks for this it automatically calculated this for me - a very nice feature)

Title registration and other costs - they input a figure for you - not sure how accurate this number is, but it works fine for our purposes

client rebate - if you found a rebate insert it here

Trade-in - insert this figure here if there was a number in the newspaper ad. If you use this field be sure to put $0 down for a pay off

Lease term - the number of months the lease is advertised for

Lease residual value - if the ad does not have a figure Edmunds puts in a default number. I had the residual, but it was nice to see that Edmunds figure would have been close enough to use had the dealer not disclosed it in the ad.

Money factor - Edmund's provides this

Miles per year - as mentioned, in my ad it is 10,500 miles.

Acquisition fee - use the number in the ad or Edmund's default

Security Deposit - use the number in the ad or Edmund's default

Now that you have inputted these numbers press calculate. Remember, my monthly payment in the newspaper ad is $229 per month. After plugging in all the numbers Edmunds calculates my monthly payment for a 2008 Mazda CX-9 AWD Sport to be $529.36. A $300 per month difference! If you're wondering why there is a HUGE discrepancy between the advertised price and the Edmunds price, let's look deeper into the newspaper ad to shed some light, although I think anyone (who's not a car dealer) would agree that this is disgrace to advertise cars with such deceptive pricing! To begin with, virtually every car ad excludes the tax along with any and all fees. The Edmunds price includes these costs. As I mentioned, the selling price I used is not 100% accurate because I had to use the car's MSRP in my calculation because the actual selling price is not disclosed in the ad. So let's say I'm a great negotiator and I'm able to get this dealer to lease me a 2008 Mazda CX-9 AWD Sport at invoice (in another section on Edmunds.com you can find this information). If I get this car at invoice price I would be paying only $29,020 so my monthly payments would drop to $490.73. A savings yes, but still a far cry from $229 per month advertised price. The other number that could fluctuate is the money factor. This number will not be available in a newspaper ad. But, it's not important to detail what this figure is, or what it does but I can tell you that it is highly doubtful that Edmunds would use a money factor number that was incorrect to such an extreme to significantly affect the monthly payment calculation.

So, it is safe to say that if I want to lease a 2008 Mazda CX-9 AWD Sport for 24 months with $3,995 down (what I saw in that dealer's newspaper ad) I need to expect to pay approximately $500 per month, a price NOT anywhere close to the advertised $229 payment. In closing, I find it just as absurd that a car dealership advertises a $229 payment for a car that will really cost people approximately $500 a month. Dealers do this because they want their newspaper ad to get you in their doors, and then they'll try and fit you into a car you can afford. Now, with the information in this article you can take any car dealer's newspaper ad and quickly determine the REAL lease price for any car (it took me less than 5 minutes to get on Edmunds site and calculate the real monthly payment)!
